This auction will be conducted using the Ultimate Choice multi-parcel method of bidding. Simply explained this will allow you to bid on any tract or combination of tracts you wish to purchase at anytime in the auction. Each tract will be offered individually and then bidders will be allowed to create any combination of the tracts they desire.
If you were ever the leading bidder on any tract or combination of tracts you can be put back in the lead by another bidder placing a bid on an opposing tract. Once you have placed a bid, do not leave the auction or assume you will not get that tract.

Commissioner working in conjunction with Thomas R. Hunt Auctioneers, will sell at public auction simultaneously on-line and live the real properties in the following action on Thursday, September 15, 2016, about the hour of 12:33p.m. at the Holiday Inn University Plaza, 1021 Wilkinson Trace, Bowling Green, Kentucky. Said properties 1110 Wilkinson Trace and 1225 Fairway St., shall be sold to collect the amounts hereinafter set forth, together with interest and the costs of the action, and upon the following terms and conditions (unless otherwise stated).<br>

A. There will be a three percent (3%) buyer's premium added to successful bid to determine the contract price for each property. Any prospective purchasers must register as a bidder with Thomas R. Hunt Auctioneers no later than 12:33PM CST on Wednesday, September 14, 2016. This registration as a bidder will require a $250,000 deposit per property into the escrow account of Thomas R. Hunt Auctioneers at the time of registration. The successful purchasers of the properties will be required to post bond on the remainder of the balance on the day of sale or have an approved bank letter of credit. Said bond will bear interest at the rate of twelve percent (12%) per annum upon the unpaid balance from the date of sale until paid in full, with the balance due in thirty(30)days.<br>

The Master Commissioner will retain a lien on the property sold to secure the sale price. If the purchaser elects to post bond, he/she will be required to provide sufficient surety thereon at the sale. B. The properties are sold subject to the following:<br>
a. State, county, city, and school taxes payable for the entire year of 2016 and all taxes due thereafter<br>
b. Easements, restrictions, and covenants of record.<br>
c. Assessments for public improvements levied against the prope1iy.<br>
d. Any facts which an inspection or accurate survey of the property may disclose.<br>

C. The properties shall otherwise be sold free and clear of any and all right, title, and interest of all parties to this action and of their liens and encumbrances thereon except such right of redemption as may exist in favor of the United States of America or the defendants.<br>

D. For a more particular description of these properties, reference is made to the file on record at the Warren Circuit Clerk's Office on the first floor of the Justice Center.<br>
