TERMS AND CONDITIONS:<br>

Terms and Down Payment: The down payment on the real estate and Timber shall be 10% of the contract sales price in the form of cash or good check (with proper identification) or certified funds due at the conclusion of the auction. The closing shall be within 30 days. The property is sold without contingencies and subject to easements of record. A successful online buyer will have 48 hours to complete the contract and provide the down payment.<br>

Timber purchaser will have 12 months from closing to complete the harvest should the timber sell separately. harvest will be limited to trees 15' at stump height no lower than 6' from the ground. See 'documents' for the complete Timber Harvest Contract. Timber harvest Contract will not close and not work will begin until real estate tracts have closed.<br>

Taxes: Real Estate Taxes will be prorated between buyer and seller as of closing date. <br>

Deed: The purchaser(s) shall receive a General Warranty Deed (s).<br>

Inspection: The real estate may be viewed prior to the auction date by appointment with Thomas R. Hunt Auctioneers, and will be available for inspection two hours before sale time on the day of the auction. Prospective buyers are advised to inspect the property to their satisfaction as it will be sold 'as is' with no warranties expressed or implied. <br>

Buyer Premium: A ten percent buyer premium will be added to the high bid to determine the contract price on the real estate. <br>
